Most home insurance comparison websites require you to enter personal details — name, phone number, email, and property address — before showing you any estimate. Your information is then sold to insurance agents who bombard you with sales calls. We believe you should be able to explore insurance costs privately, at your own pace, without being harassed.
HomeInsureCalc is different: zero data collection, zero registration, zero sales calls. All inputs stay in your browser's localStorage and are never uploaded anywhere.
Our premium calculator uses a multi-factor model based on publicly available insurance rating factors:
Rebuild costs are calculated using state-level construction cost per square foot data from CoreLogic, NAHB, and regional builder association surveys. The model distinguishes between new construction and older homes (pre-1980, requiring code upgrades). Quality multipliers (Basic/Standard/Premium/Luxury) adjust the base rate. The recommended coverage (110% of rebuild cost) follows industry best practices for inflation buffer, while the 80% coinsurance minimum reflects standard mortgage lender requirements.
Personal property valuations are based on 10 standardized household categories with national-average value estimates. Users can adjust each category to match their actual possessions. The default 50% of dwelling coverage for personal property follows standard homeowners insurance policy structures (HO-3).
Flood insurance rates are based on FEMA's Risk Rating 2.0 general benchmark data, using a simplified three-tier flood zone model (Low: X/C zones, Moderate: X-shaded/B zones, High: A/V zones). Actual NFIP premiums are determined by property-specific factors including elevation, distance to flood source, foundation type, replacement cost, and claims history. This calculator provides an industry-average estimate and should not be treated as an official NFIP quote.
HO6 condo insurance premiums are estimated based on interior finish quality per square foot, personal property value, and liability coverage. The model reflects the "walls-in" nature of HO6 policies (excluding building exterior, which is covered by the HOA master policy). Loss assessment coverage follows standard condo association deductible assessment amounts.
